As a real estate enthusiast, this part of the process is one of my favorites—it's where the magic happens. But before you embark on your property tour, here are a few pointers to ensure you make the most out of your showings:
Stay Grounded with Your Wants vs. Needs: Before you walk through those doors, take a moment to review your wants and needs list along with your budget. Keeping these factors fresh in your mind will help you remain objective and focused during the tour.
Capture the Moment: Take plenty of pictures and videos during your visit. These visual aids will be invaluable later when you're trying to recall the details of each property.
Location, Location, Location: Remember, while many things about a property can be changed, the location cannot. Pay close attention to the lot, lot size, and surrounding area. Is it convenient for your lifestyle? Is the neighborhood desirable?
Structural Soundness Matters: Keep an eye out for signs of structural integrity. Look for water damage, cracks in walls or ceilings, sloping floors, and any other potential red flags.
Noise Levels and Exterior Condition: Consider the noise levels from nearby roads, airports, and railways. Examine the roof for leaks or damage, and inspect the exterior of the property for any issues with siding, windows, or doors.
Layout and Space: Evaluate whether the property's layout suits your lifestyle. Are the rooms spacious enough? Is there adequate storage space? Consider the flow between rooms and how it aligns with your daily routine.
See Past the Decor: While staging can make a property look appealing, remember that these furnishings will soon be gone. Focus on the bones of the home rather than the temporary aesthetics.
